Full Service Property Management
We have NO upfront fees
When it rents, we have 2 fees
Leasing Fee: $350 if your home requires a new tenant.
Monthly Management Fee: 5%-8% of the monthly collected rent
We DO NOT charge fees for sales tax collection and payment, % of repairs, extensions, inspections, 1099 reporting, evictions and vacancy.
Our Monthly Management Includes
Tenant Screening - With our advanced screening, background checks and tenant verification services, we help you find the right tenant for your property.
Maintenance Management - We handle all communication with tenant, vendors and home warranties. We can use your preferred vendors or our list of qualified vendors. All of our management agreements have a maintenance dollar limit.
Owner Portal - With the Owner Portal, you can log in anytime to view current marketing activities, monthly financial reports, and work orders. This web-based platform is available 24 hours a day, 7 days a week to eliminate any time spent on traveling from office to office.
Property Manager - One of our dedicated property managers will be assigned to you and your property, so you'll never have to wonder who to contact.
Compliance - The need for efficient management means that sending out legal notices, scheduling constables, and handling representation are all essential elements. We pay your Rental Sales Tax and keep your in compliance with AZ Department of Revenue.
Marketing and Advertising - We utilize a combination of the MLS Realtor system and website marketing. Enhancing your listing with photography, enabling potential tenants to view the home with us or themselves by offering virtual tours and instantly featuring it on popular rental sites like Zillow, Trulia, Hot Pads, Apartments.com, and many more.
Rent Collection - Rent payments are collected and easily handled by us. Once the funds are processed, they will be transferred to an account designated by you.
Reporting - No matter what your bookkeeping requirements may be, you can rest assured that we have everything you need. Your Owner Portal is available 24/7.
Inspections - Keeping you informed on your rental property is our top priority. We perform move in, move out, periodic occupied inspections (every 6 months), weekly vacant inspections and spot inspections as required.
